General Contractor

Whether you are planning to renovate your home or to build a brand new home, you will need the services of a general contractor. These contractors undertake the construction and renovation of the buildings. Since it is a huge responsibility, it is essential to find the right person to get this work done.

Some Tips For Hiring A General Contractor

  • You should hire a licensed builder for the repairs or the construction of your home. The contractor should have good experience in this field.
  • Inquire the builder about the details of the previous work done by him. You should not just take the words. Instead, meet the previous clients of the builder and take their feedback. Also, you should inspect the work done.
  • If you are satisfied with the feedback about the builder, you should discuss the type of work you want to get done. If you are planning to undertake extensive home renovation or intending to build a new home, you will require the services of an architect. The architect will develop the plan for your home, which you should get approved by the local administration of your city or state. The general contractor you hire should be able to work in coordination with the architect.
  • Ask the builder to quote the price for the work. You should ask him to give the complete breakdown mentioning things like what all services would be included. For example, some builders undertake only the responsibility of the construction as planned. They do not take the responsibility of bringing in supplies and the like. Some builders have separate charges for cleaning work that is undertaken after the repairs and construction is over. So, you should clarify all these things beforehand.
  • You should ask the contractor how he would approach the work. This will give you an idea about the methodology that he will use while repairing or constructing. For example, what kind of construction material or paint he will use, and so on.
  • Before giving the contract, discuss the schedule of payment. The down payment should not be very high; anything below 20 percent is fine. Also, you should ask him to give the complete schedule of the consecutive payments. For instance, a builder may ask for just 10 percent down payment, but then after a week, may ask for another 25 percent, thus landing you in big trouble.
  • Once you finalize everything, you should prepare an agreement regarding the work given to the contractor and the price agreed. You should include all the details in this agreement like the responsibilities of the builder, schedule of payment, and quality clauses.

Taking these precautionary measures while hiring a general contractor, you can end up building your dream home economically.
